Find your situation

Commercial solar doesn't have one buyer.

An owner-operator, a NNN landlord, an HOA board, a church, and an owner selling in two years are all looking at the same array and doing completely different math. The right pitch for one is irrelevant to the others — so start with which one you are.

Eleven situations

What you actually want, and what we'd lead with

If none of these sound like you, that's useful information too — tell us and we'll say so.

Owner-occupied small business

Restaurants · shops · clinics · trades · auto · light manufacturing

What you actually want

The bill to stop growing. You own the building and you sign the P&L.

What we’d lead with

Payback, the ITC and 100% first-year depreciation, and the fact that you're already paying for the roof.

Multi-tenant landlord

Office · small-bay retail · flex · medical office

What you actually want

NOI, occupancy, and what the asset appraises for. Not, strictly, the electric bill.

What we’d lead with

Common-area load first, then the NOI→value math at your market cap rate.

NNN landlord

Single-tenant industrial · big-box · credit tenants

What you actually want

Nothing — until someone solves the split incentive.

What we’d lead with

A green-lease capital-recovery structure, timed to a renewal, with the roof-life question answered.

Multifamily & workforce housing

Apartments · build-to-rent · student · attainable housing

What you actually want

Renewals, lower turnover, and a leasing advantage that doesn't cost rent.

What we’d lead with

Common-area load, then 'electric included' as a lease structure — a predictable number in a market of rising ones.

HOA & condo association

Condo associations · master associations · gated communities

What you actually want

Predictable assessments and a board decision that doesn't blow up at the annual meeting.

What we’d lead with

A fixed budget line, amenity resilience, and a board-ready proforma with the reserve-study implications spelled out.

Nonprofit, church, school, municipality

Churches · private schools · food banks · cities · districts

What you actually want

Cash, mission, and budget certainty — not a tax credit they can't use.

What we’d lead with

Elective pay (§6417): the federal credit comes back as an actual cash payment. It's the door that was closed for decades.

Agriculture & nursery

Groves · row crop · nurseries · packing houses

What you actually want

Irrigation pumping cost down, and land that isn't producing to start producing.

What we’d lead with

Ground mount on unproductive acreage, sized to the pump load profile.

Cold storage, industrial & self-storage

Cold storage · manufacturing · distribution · self-storage

What you actually want

Demand charges under control and process load that doesn't stop.

What we’d lead with

Storage and demand management first; large simple roofs make the solar easy once the demand question is answered.

Hospitality & medical

Hotels · resorts · assisted living · surgical centers · dental

What you actually want

Guest and patient experience, continuity, and a brand story that isn't greenwashing.

What we’d lead with

Carport shade, resilience for the critical panel, and an honest generator comparison.

The owner planning to sell

24–36 month hold · portfolio disposition · 1031 planning

What you actually want

Usually told solar "won't pay back before closing." Wrong lens.

What we’d lead with

The credit and 100% bonus depreciation land in year one, and the NOI improvement capitalizes into the sale price. Ask your CPA about the 5-year ITC recapture window.

The owner planning to refinance

Loan maturity in 12–24 months · cash-out refi

What you actually want

Higher supportable loan proceeds.

What we’d lead with

Higher NOI at appraisal. Timing the project ahead of the refi is the whole strategy.

Not just the business

Sometimes the best answer isn't solar at all

We get paid to be right, not to install panels. A meaningful share of the conversations we have end somewhere other than an array.

The lighting and controls come first

If the building is still on metal halide or early T8s, a retrofit usually pays back faster than anything solar can do — and it shrinks the array you need.

The HVAC is the whole problem

Cooling is the largest load in most Southwest Florida commercial buildings. Replacing failing rooftop units changes both your consumption and your demand profile. Size the solar after, not before.

The roof isn't ready

A 25-year array doesn't belong on a 6-year roof. If the roof has 12+ years on it, the re-roof belongs in the same project — or the project should wait.

It's a demand-charge problem, not an energy problem

If a large slice of your bill is kW rather than kWh, adding panels barely moves it. That's a storage and load-management conversation.

You're a tenant, not an owner

If you don't control the roof, the useful work is in the lease negotiation and in efficiency. We'll help you build the case to bring to your landlord.

The timing doesn't work

Solar that starts now generally has to be energized by the end of 2027 to earn the federal credit. If your project can't realistically hit that, we'd rather you know now.

Also worth knowing

The adjacent things that come up in the same meeting

Energy is rarely the only line on a property's operating budget that's out of control. These come up constantly, and they belong in the same conversation.

HVAC

The biggest load, the biggest capital item, and the biggest source of tenant complaints. Replacing it well changes the energy model.

Roofing

Solar and roofing are one decision on a commercial building, not two. We coordinate them so the array isn't installed twice.

Water heating & treatment

For hospitality, multifamily, restaurants, gyms, and laundries, hot water is a top-three load and scale is a top-three maintenance cost.

Tell us which one you are

Two minutes of context about the property and who pays the bill gets you a real answer instead of a generic proposal — including 'not yet' when that's the honest one.

We compare the numbers. You decide. If solar isn't right for your property, we'll say so.
